luckily my husband knows his role not only in our relationship but in this house building game He is way more concerned with the HVAC and roofing . I am more involved in picking out lighting, paint colors, and decor. I do ask him before making decisions. This helps when he says that something he helped pick is ugly .. well, you picked it.
It was a stressful process in general so I have a few tips before getting this process started.The home building process obviously wasn’t too bad considering we are already talking about the next house. It is definitely what you make of it so remain positive and remember a few things:
1. The base price is not the actual price. There were so many instances that I wanted to justify my purchases. It is not that what the base had was bad but why not pay more for something that would feel more custom? My husband’s tip: add 10% to the base price.
2. Research! Research so you don’t look completely lost like I was at most of our meetings. GFCI? What is that and how many do I need? Don’t ask the person how many you need of something who is getting paid commission. Do the research yourself and think about the functionality of products before you buy. Also, know your materials. 3. Set boundaries with your builder and sales agent. We have had plenty of meetings at 9am, noon, 3pm, etc. which is not the easiest when you have a regular job. Let the builder know your availability ahead of time because they will want to meet at the most inconvenient times when give the opportunity.
4. Custom and prototype homes are different. Prototype homes come with a wonderful design center to make your selections a little easier. Custom homes come with unlimited options, but obviously so many options aren’t always the easiest when you do not have a lot of time to look at everything. Want that amazing farmhouse sink instead of the stainless steel under-mount? I did too, and we paid extra for the sink and installation.
5. Ask your builder’s preferred vendors. It is great because they are usually insured and you will get a discount. For example, our lighting vendor was Progressive Lighting and we used all of our lighting allowance there. Who doesn’t like a good discount and not worrying about replacing broken lighting?
6. Be open to changes. I believe I was told “yes” a lot more in the beginning just to be told it was impossible when it actually came time. Also, the normal rule is to set your closing date a month or two after the builder states. Prepare for the worst and be pleasantly surprised at the end.
